SIDING MAINTENANCE
Russ Paine recently (May 11, 2008) asked a friend of his who is a Director at Weyerhaeuser for his opinion concerning treatment of Cedar Siding.  His friend has been to Shorepine Village many times.  His comments are as follows:

"I would not recommend someone not treating their siding.  Wood siding should be periodically maintained with a stain or paint coating.  My house in Federal Way is painted Cedar.  Not treating will result in more cracking and splitting over time and accelerate the need to replace the siding.  As to the coloration, the siding grays from exposure to UV light.  On a deck people usually pressure wash to clean staining (mold typically) and this also removes wood to get a new surface look. My favorite deck stain it CWF-UV which is a formulation that seems to have a very good UV light blocker.  I bet they make a siding treatment too.

Some staining on siding will happen for a variety of reasons - extractives, mold - and this should be pressure washed off before applying a new coat of stain...basically follow manufacturers directions.

The Shorepine Village Homeowners Association has established the Community Standard of Care for siding in it's consistant pracice of pressure washing and staining all townhomes every 7 years. 

Guidance for maintenance comes from the CCR's Section 3.6, "...maintained to blend with the Subdivisions natural surroundings, existing structures..." and Section 4.1, "Each Owner shall maintain his or her Lot and improvements thereon in a clean and attractive condition and in good repair...". It is the expectation that non-townhome Owners will follow the established practice.
